What to Do When You Get Ghosted By a Broker

Here’s another thought from the world of ETA. Aa moment most buyers won’t admit, but nearly all experience:

You send a thoughtful inquiry. You include your background, capital, and why you like the business. And then—nothing.

No reply. No feedback. Just silence.

It’s frustrating. Especially when you feel like you’re doing everything “right.” I remember getting ghosted early on and wondering if I had said something wrong—or worse, if I just wasn’t cut out for this space.

But here’s what I’ve learned since:

  1. Brokers are overwhelmed. They get dozens (sometimes hundreds) of messages, and not all of them are from serious buyers.
  2. Timing matters. If they’re already deep in diligence with another buyer, they may not even see your message.
  3. Presentation counts. If your message doesn’t stand out—or doesn’t feel complete—it may get skipped.

Eventually, I started sending a full buyer profile along with my outreach. A short PDF or link that shared who I was, what I was looking for, and what made me a credible buyer. And while it didn’t guarantee responses, it absolutely improved them.

Getting ghosted doesn’t mean you’re not good enough. It means the market is noisy. So instead of getting discouraged, get sharper. Refine your message. Lead with clarity. And remember—every unanswered email is one step closer to the one that lands.

This game takes persistence. And the more prepared you are, the more those doors start to open.
